Position Overview:
As a Mortgage Broker – Commercial, you will be responsible for sourcing, structuring, and closing commercial real estate financing opportunities. This role requires a strong understanding of commercial lending products, underwriting fundamentals, calculating debt and the ability to work with sophisticated borrowers and stakeholders. The ideal candidate brings existing industry relationships, strong deal management skills, and a consultative approach to client service.
Key Responsibilities:
Client Consultation & Strategic Acumen:
- Meet with business owners, investors, and developers to understand financing objectives, asset types, and risk profiles.
- Provide strategic advice on financing structures, terms, and lender options aligned with client goals.
- Strong business development instincts and ability to translate strategy into results.
Deal Origination and Structuring:
- Manage the full commercial mortgage process from initial inquiry through funding.
- Prepare and present financing proposals to lenders, including financial analysis and deal summaries.
- Coordinate with clients, lenders, appraisers, and legal professionals to ensure smooth closings.
- Deep knowledge of commercial mortgage products, lender criteria, underwriting fundamentals, and market dynamics across Alberta and British Columbia.
- Experience with complex financing structures including CMHC-insured transactions, construction lending, mezzanine debt, and alternative financing.
Product and Market Knowledge:
- Maintain a strong understanding of commercial mortgage products, lender requirements, and market trends.
- Stay informed on interest rate movements, underwriting changes, and commercial real estate conditions.
Relationship Development:
- Build and maintain relationships with commercial lenders, credit unions, private lenders, and institutional partners.
- Develop referral relationships with accountants, lawyers, commercial real estate brokers, and other industry professionals.
Compliance and Documentation:
- Ensure all transactions meet regulatory requirements and internal policies.
- Maintain accurate deal files and documentation throughout the financing process.
Qualifications:
- Minimum of 5 years of experience in a commercial mortgage brokerage or commercial lending.
- Alberta-issued mortgage broker license.
- Proven ability to originate, structure, and close commercial mortgage transactions.
- Strong financial acumen, including the ability to analyze financial statements and cash flows.
- Excellent communication, negotiation, and relationship management skills.
- Self-motivated, organized, and comfortable managing multiple deals simultaneously.
- Bachelor’s degree in Business, Finance, Economics, or related field preferred; MBA or advanced credentials a plus.
