Commercial Mortgage Analyst

About the Role

The Mortgage Analyst works in a collaborative, team-based environment focused on delivering high-quality market analysis and financial reporting. This position provides exposure to a wide variety of commercial real estate transactions and offers industry-leading experience in mortgage underwriting and financial modelling.

Key Responsibilities

  • Collaborate with mortgage professionals to analyze and structure commercial mortgage investments
  • Assess investment quality through analysis of financial statements, rent rolls, market data, and third-party reports (engineering, environmental, appraisal, etc.)
  • Prepare proformas, cash flow models, and detailed underwriting analyses
  • Collect and distribute relevant market intelligence (brokerage reports, CMHC data, cost consultant reports, etc.)
  • Maintain internal databases for lease rates, vacancy rates, construction costs, and other market comparables
  • Review and summarize third-party reports to support underwriting and presentation materials
  • Organize and manage all documentation and data files related to active transactions
  • Support origination teams in aligning mortgage opportunities with lender investment criteria
  • Prepare institutional-quality investment presentations and mortgage commitment letters
  • Assist in managing the closing and funding process for mortgage transactions
  • Ensure compliance and accuracy in all client documentation and correspondence
  • Develop and maintain strong relationships with third-party professionals, including appraisers, engineers, and cost consultants

Qualifications

  • Bachelor’s degree in Commerce, Finance, Economics, or a related field (MBA considered an asset)
  • 3+ years of experience in commercial real estate, mortgage lending, or related financial analysis preferred
  • Strong understanding of financial modeling concepts including IRR, NPV, and cash flow analysis
  • Willingness to obtain applicable provincial mortgage licensing within six months of employment (if not already licensed)
  • Exceptional analytical and underwriting skills with a keen attention to detail
  • Advanced proficiency in Microsoft Excel (including pivot tables, formulas, and charting)
  • Strong written and verbal communication skills
  • Ability to manage multiple priorities in a fast-paced, team-oriented environment
  • Knowledge of the commercial real estate or finance industry is an asset
  • Familiarity with Adobe InDesign is an advantage but not required
